The negotiation of Land Purchase Contracts to ensure that good value for money is obtained by the Client and that all necessary matters are considered and dealt with prior to purchase.
Planning Advice
Initial Planning advice to assess the Planning status prior to committing time and resources
Negotiation and Discussion with Planning Authorities
Having identified a site the Practice can discuss with the Local Authorities their views and the sites particular status within the Local Plan.
Co-ordination of Planning Submissions and Representation to Local Authorities
Having established suitability of a site the Practice can then co-ordinate the fomulation of a Planning Submission to the Local Authority to ensure that suitable permission is received with a minimum of disruption.
Property and Land Valuations
Survey and Valuation, this includes Mortgage Valuations, RICS, Housebuyers Reports and Structural Surveys.
Development Appraisals
Development Appraisals for all types of Development preparing a brief report of Development potential of any given Site.
Section 106 for Development
The Valuation and negotiation of Affordable Housing provision on sites to ensure that Land Bid Values are maximised. The processing of Affordable Housing obligations to ensure compliance with legal obligations.
The preparation of Economic Viability Assessments.
Section 106 for Housing Association’s
Ensuring Association’s are made aware of opportunities and negotiating Land Contracts and Development Agreements to ensure funding timescales are met.
Independent Certifiers for the Homes and Communities Agency
The Practice was appointed by the Homes and Communities Agency to certify Schemes under ‘The Grant to Developer Programme’ for a Large Regeneration Project in the West Midlands with Bovis Homes and Nationally with Bloor Homes.
